Lancaster walks back down the stairs.  Around the first bend, he sees that the water is splashing on the floor of the room he is heading toward.  He figures that perhaps he can get in and look at the chests before they get too deep.

He steps into the water, and immediately it begins to raise, as if trying to swallow him.  He heads toward the chests.  He must see what's in them.  As he walks toward them, his feet become heavier and heavier as the water rises to his knees, then his waist.  By the time he gets within a few feet of the chests, the water level has enveloped him.  He reaches for the latches and finds them locked.  He is now completely submersed, and though he took in a deep breath, he is going to have to get out before long.

He swims back and heads up the stairs, but in a moment he realizes he went the wrong way, and he's further down the steps.

Water is rushing in.  He feels himself swirling in it, and it overtakes him.  He is slammed against the top of the stairs.  Lancaster heads up the stairs, but a riptide drags him down.  His head is hurting from the slam and he's disoriented.  Soon he doesn't know which way he's going.

He shakes it off, pulls himself free of the rip tied, and looks at where he is.  He's at the front door.  He swims through it and immediately feels the strong waves of the ocean.  Out of air, he pushes desperately for the surface.  He breaks through, his mouth wide open for air as he gasps loudly.  A large waves picks him up and throws him against a rock, which he grabs onto for dear life.

He holds on until he knows he will be steady.  At this point, he is too weak to continue.  He's almost unconscious.  He calls Little Jack and has him pick him up.  He will need to leave and possibly come back.  Hopefully the offer will still be good at that time.
